Job Description

Reporting to the Vice President of Real Estate, the Asset Manager is responsible for all lease renewals/extensions, lease restructures, expansions and relocations of existing store locations which include reviewing lease documents and renegotiating lease terms to meet the company’s operational goals. Other duties consist of tracking lease expirations, renewal deadlines and negotiating new terms well in advance of all deadlines. Asset Managers will coordinate with lease administration, finance/accounting, construction, operations, merchandising and legal.

Roles and Responsibilities

Manage current store portfolio to include renewals, option notices, expirations, relocations, expansions and lease negotiations, including but not limited to:

  • All lease renewals/extensions are tracked, negotiated and renewed in a timely basis as to meet the applicable action dates
  • Communicate effectively with landlords in a professional and knowledgeable manner
  • Frequent travel to gain a strong understanding of each market
  • Review financial performance of each location to help determine a renewal strategy
  • Partner with Operations, Finance, Construction and Merchandising to gather feedback to help in the negotiation process
  • Prepare Asset packages for the Real Estate Committee for review and approval
  • Maintain a thorough knowledge of Lease Provisions, Assist Operations with Landlord issues and review with Legal as necessary
  • Provide ongoing communication, coordination and leadership across numerous teams including VP of Real Estate, Lease Administration, Finance, Construction, Marketing, Operations and Legal
  • Partners with Lease Administration on NNN issues/reconciliations and ensures all language has been negotiated
  • All other related duties as assigned including special projects
  • Represent the company at Real Estate Conferences and outside meetings

Job Requirements

Qualifications and Education Requirements

  • Bachelor’s degree in Business Administration, Real Estate Management or similar discipline required
  • At least three (3) or more years of current experience with Property Management or Commercial Real Estate experience preferred

  • Excellent oral and written skills with the ability to communicate across several departments throughout the company
  • Strong negotiation skills and ability to multi-task and coordinate multiple projects in a timely and organized manner
  • Financial aptitude and the ability to work through complex real estate deals
  • Abstract reasoning skills to solve complex problems and ability to deal with a variety of variables in situations where only limited standardization exits
  • Self-starter with ability to work independently
  • Goal oriented team player
  • Advanced computer skills, especially Microsoft Outlook, Word, Excel and PowerPoint, and any company specific programs
  • Strong decision-making skills based on a combination of analysis, wisdom, judgment and experience in real estate development
  • Strong time management skills, organizational skills and precise attention to detail

Physical and Environmental Requirements

  • Must be able to sit at a computer or desk for extended periods of time.
  • Must be able to use hands/arms to operate keyboard, telephone and for repetitive motion activities.
  • Must be able to lift objects up to 25 lbs. with or without assistance.
  • Must be able to communicate using speech, sight, and sound with or without assistive device.
  • Must be able to stand, walk, stoop or crouch while performing daily activities of the job.
  • Must be able to walk long distances.
  • Must be willing to be exposed to the elements while visiting job sites.
